Black mold: what it is, what it costs, and what to watch for

Black mold is a color description. Stachybotrys and several other common molds look black on wet drywall. Removal is the same containment, removal, and drying work priced at the same per-square-foot rate, and the thing to watch is fear pricing.

Why black mold grows on wet drywall

“Black mold” is the name people use for Stachybotrys chartarum, and for every other mold that looks black or dark green on a wall. From the homeowner’s side, the color tells you a surface stayed wet for a long stretch. The color says nothing about the species, and the species does not change the work.

Paper-faced drywall, ceiling tile, wallpaper, cardboard, and the paper backing on insulation all hold water and feed growth. Sheets of black growth on a wall mean the leak behind it has usually been running for a while.

The usual sources are a slow plumbing leak inside a wall, a roof leak that tracks down into a ceiling, a window flashing failure, an appliance line that let go behind a cabinet, or a basement wall that wicks water into the drywall sitting on the slab. A flooded room that was dried too slowly produces the same thing along the bottom of every wall.

Black spotting on bathroom caulk, window sashes, and shower grout is usually a cleaning job rather than a wall job. The bathroom mold page covers that scope.

Signs you can check on the wall

The growth is dark, often slimy when wet and sooty when dry, and it spreads in sheets and streaks rather than scattered spots. A water stain usually surrounds it, with a tide line where the wetting stopped. The drywall under it is soft when pressed and may crumble.

Check these places first:

  • The bottom of walls in a room that flooded or had a leak.
  • Behind and under sinks, dishwashers, refrigerators, and washing machines.
  • Ceilings below a bathroom or under a roof valley.
  • The wall behind a toilet and the wall shared with a shower.
  • Basement drywall that sits on the slab.

A musty smell with no visible growth means the growth is inside the wall. EPA says to suspect hidden mold when a building smells moldy and you cannot see the source, and to bring in an experienced professional before disturbing it. Cutting into a wall that holds black mold without containment spreads it through the house.

Species testing is available. A lab identifies the mold from a sample at $60 to $80 per sample. The result changes the name on the report and leaves the scope of the work where it was.

What happens if it waits

Mold on wet drywall is in the paper and the gypsum, and the drywall is already a loss. What changes with time is how far it spreads behind the wall. Growth moves across the back of the drywall, into the insulation, onto the studs and the bottom plate, and along the wall into the next room. The water that feeds it keeps running.

The leak is the structural risk. A supply line leak inside a wall soaks the framing and the subfloor. A roof leak wets the ceiling joists. Wood tolerates it for a long time, and then it rots.

Air quality is the reason people act. Mold can irritate people who are sensitive to it, and a room with visible black growth on a wall is a room people stop using. The site offers no medical advice. Anyone with health questions should ask a doctor.

Resale is direct. A buyer’s inspector who finds black growth on a wall writes “suspected mold” and recommends a professional evaluation, and the buyer reads the word black. Fixing it before listing is cheaper than negotiating it after.

What black mold remediation involves

The work is standard remediation, done with the same containment and the same equipment used for any growth on porous material. There is no separate protocol for black mold.

The crew seals the room with plastic sheeting and runs a negative air machine with a HEPA filter so spores stay inside the containment. Workers wear respirators and suits. They cut out the drywall past the visible stain to a clean margin, bag it inside the containment, and remove wet insulation behind it. The framing gets HEPA vacuumed, cleaned, treated with an antimicrobial, and dried. A moisture meter confirms the framing is dry before the wall closes. Many companies run a post-remediation inspection or air test before the containment comes down.

The leak gets fixed first or during. Remediation on a wall that is still getting wet fails.

Drywall replacement, finished and painted, is a separate line at $1.00 to $2.10 per square foot. The mold behind walls page goes deeper on the hidden-extent problem.

What moves the black mold price

The band shown above is the walls band, $1,000 to $12,000 from Fixr, because black growth on a wall is a wall job. Fixr also publishes a black mold figure, $800 to $7,000 depending on the extent. This Old House publishes no separate black mold figure. No primary source publishes a percentage premium for black mold, and the engine applies none.

Within the band, the price moves on the same things as any wall job. Square footage of affected material at $10 to $25 per square foot. How far the growth runs behind the wall, which is unknown until it is opened. Plaster versus drywall. The cost of the plumbing or roof repair. The drywall rebuild.

The thing to watch is pricing that moves on the word black. Some companies quote a premium for “toxic mold,” add a species test that changes nothing, or push a same-day signature on the strength of the color. The signs of fear pricing are specific: a quote that climbs after the test result comes back, a company that both tests and sells the remediation without separating the two, a price with no square footage on it, and pressure to sign before you get a second number.

A fair quote names the square footage, the materials coming out, the containment, the moisture fix, and the clearance step, and it lands inside the published bands for that scope. Read mold inspection vs testing for how to use an independent inspection as a check on scope.

Keeping it from coming back

Black mold follows long wetting. Prevention is finding water sooner.

Fix every leak when you find it, open the wall if the drywall stayed wet, and dry the cavity before closing it.

Replace paper-faced drywall in wet zones with cement board or mold-resistant board when you rebuild. Tile backer behind a shower, cement board behind a washing machine, and a gap at the slab for basement drywall all remove the paper that feeds growth.

Put a water alarm under the water heater, the washing machine, and the kitchen sink.

Keep house humidity in the EPA range, below 60 percent and ideally between 30 and 50 percent, so a small leak dries instead of spreading.

Questions people ask

Is black mold more expensive to remove?

No published source applies a premium for it. The engine prices black mold as standard remediation at $10 to $25 per square foot, and Fixr's black mold band of $800 to $7,000 sits inside the walls band of $1,000 to $12,000. A quote that climbs because of the color is a quote to compare against another company.

Do I need a test to know if it is black mold?

No. Species testing adds $60 to $80 per sample and changes the name on the report. The work is the same for any mold on wet drywall: containment, removal of the porous material, treatment, drying, and a moisture fix. Spend the test money on an independent inspection if you need a second opinion on scope.

Do I have to move out during removal?

The crew seals the work area and runs negative air so the rest of the house stays usable in most jobs. A whole-level job or a contaminated HVAC system changes that. The site gives no medical advice, and anyone with health concerns should ask a doctor.

Does insurance cover black mold?

Coverage follows the cause, and the color does not matter to the policy. A sudden covered event like a burst pipe is the usual path, with caps that typically run $1,000 to $10,000. Long-term leaks, floods, and seepage are standard exclusions. Ask your agent.

A company says it is toxic and must come out today. What should I do?

Get a second quote. Black growth on drywall is a standard wall job, and a legitimate company names the square footage, the materials coming out, the containment, and the moisture fix in writing. Pressure to sign on the spot, a price with no square footage, and a quote that jumps after a test are the signs of fear pricing.
